Paying for repairs

Paying for a foundation repair nobody budgeted for

Foundation work rarely arrives at a convenient time. Here is how payment works with us, what outside financing looks like, where insurance fits in, and how to stage a repair when the whole plan is more than you can take on at once.

When you pay

The written plan states the price and the payment terms before any work is scheduled. Larger jobs, such as a run of piers or a full encapsulation, may carry a deposit to order materials; the contract spells out the amount, and the balance is due when the work is finished and you have seen it. Card, check and bank transfer are all fine.

Outside financing

For bigger repairs we can point you to third-party home-improvement lenders that offer fixed monthly payments. The lender, not us, decides approval, rates and terms. Ask about it at the inspection and the details can come with your written price.

Where insurance fits

Standard homeowners policies usually exclude earth movement, and that exclusion typically includes sinkholes, settlement and clay shrink-swell. Some insurers sell a sinkhole endorsement for an added premium. If a sudden event such as a burst pipe soaked a crawl space, part of the cleanup may be a covered loss even when the foundation repair is not; your adjuster decides. We provide dated photos, measurements and an itemized plan when you need them for a claim.

Staging the work

Not everything has to happen in one season. A plan can be split so the structural item goes first, for example piers under the corner that is dropping or braces on the wall that is moving, and drainage or encapsulation follows. We will say honestly which pieces can wait and which cannot.

Buying or selling

If a home inspection turned up a foundation item, bring the report. We will look at the house, write a plan and a price that a buyer and seller can negotiate around, and fit the schedule to a closing date where we can.

Letters and reports

When a lender, buyer or insurer wants a written account of what we found and what we did, we provide one with photos and measurements. We are not structural engineers or licensed home inspectors, and when a situation calls for an engineer's stamp, we will say so.
